Mid-terrace case study

  • 2-bed mid-terrace 1980s property
  • Electric heating
  • Cavity wall construction, not insulated
  • 1 adult, 1 child
  • 3,300mm of lost insulation in place
  • £100 per month utility bill spend, 3,300kwh electricity use on prepayment meter
  • Council tax band B and current EPC rating of D
  • Claims carers allowance benefits

Cavity wall insulation

Install Thermabead Cavity Wall Insulation, after the completion of a full Retrofit Assessment and Ventilation Assessment, including the upgrading of background ventilation, mechanical ventilation in bathrooms and airbrick replacement throughout the property, all completed in half a days work with 25-year insurance backed warranty.

Cost to the customer

£0 – all completed under the “Great British Insulation Scheme” (“GBIS”) – automatically qualifying due to Council Tax and EPC band.

Savings & benefits

Savings of £80-120 per annum in heat loss savings. Improve EPC rating by 8 SAP points raising it to a low C rating.

Solar PV

Following virtual survey and full technical appraisal, recommended installation of 2.6kw of Solar PV, due to limitation of roof space we would use high kwh panels to maximise production in limited space and offset energy bills.

Cost to the customer

£5000-6000 fully installed, funded through increasing loan against the property through remortgage.

Savings & benefits

Reducing electricity bill by over £50 per month on average, £600 annually and protecting against future inflation and giving energy security This creates a predicted 8-9 year payback period on the investment made, improving the EPC rating to a low B when combining savings and motoring cost offset.

Electric storage heater upgrades

Upgrade of the electric storage heaters to A rated HHR heaters, upgrading 12 year old heaters with the latest technology to maximise efficiency and drive down usage costs, coupled with a smart energy use tariff.

Cost to the customer

Funded through the Energy Company Obligation (“ECO”) scheme, attracting £2000 of funding to upgrade 3 heater units in the property.

Savings & benefits

Upgrading to A rated units, maximising storage at low energy cost times, and reducing operating costs. Used in conjunction with smart time of use tariffs, and Solar surplus technology to further reduce property energy costs. Saving £10-15 per month and improving EPC by 3 SAP points.

Future considerations & recommendations

We would always offer additional energy efficiency advise and make further recommendations in relation to energy preservation and efficiency for the property.

Due to the heating source and the usage profile, all the energy from the Solar system will be used by the customer in the property so a battery would not provide sufficient benefit at this time to improve the ROI.

All scheme compliance is fully managed by Effective Energy, so measures which attract full or partial funding are managed by our in house team and through our Solutions division.
